Keypad or connected? Decide this first
Almost every disappointing smart lock story starts with buying the wrong category. There are really only two, and they solve different problems.
A keypad lock is self-contained. It has a code pad, a motor, a battery compartment, and nothing else. You program codes by standing at the door. It never talks to a phone, never talks to the internet, and never stops working because a router rebooted. For a house where the point is simply not carrying a key — kids, a dog walker, a cleaner every fortnight — this is very often the right answer, and it is the more reliable of the two by a wide margin because there is less that can be wrong.
A connected lock adds a radio, so codes can be created and revoked remotely, and you can see a log of who opened the door and when. That is genuinely valuable if you are not there: a rental unit, a second home, a property somebody else manages. It also introduces a chain of things that must all be working — the lock, the radio link, whatever bridges it to the internet, the internet itself, and the app.
The question to ask yourself is simple. Do you need to change access while you are somewhere else? If yes, connected. If no, a good keypad lock will annoy you less for years.
The radios, in plain English
Bluetooth reaches across a room, not across a property. A Bluetooth-only lock lets you unlock from your phone while standing at the door and lets you manage codes when you are nearby. Remote control needs something else in the house acting as a bridge.
Wi-Fi connects the lock straight to your home network, so no extra box is needed. The trade-off is power: a Wi-Fi radio is hungry, and a lock that keeps one awake will eat batteries far faster than one that does not. Many manufacturers work around this by putting the Wi-Fi in a small plug-in bridge nearby instead of in the lock itself, which is a sensible design and worth choosing.
Z-Wave, Zigbee and Thread are low-power mesh radios. Individually weak, they relay through other devices, so coverage improves as you add more of them. They need a hub, they usually give the longest battery life, and they behave well in buildings with thick walls. If you already have a hub, matching it is the easy decision.
Reception is a real constraint here. Concrete and steel eat radio, so a unit halfway up a coastal building is a much harder environment than a single-storey house. If a lock has to reach a bridge two rooms away through block walls, either move the bridge or choose a mesh technology. We check this before recommending hardware rather than after.
The door is the variable — not the lock
This is the most important paragraph on this page. A motorised bolt has a fixed amount of force. A person turning a thumbturn has more, plus the ability to lean on the door, lift it slightly, and feel where the resistance is. Every smart lock ever made is weaker than your wrist.
Which means: any door that needs a nudge, a lift or a shove before the deadbolt will throw is a door where a smart lock will fail. Not immediately — it will drag, then it will run its batteries down fighting the misalignment, then one day it will report locked while the bolt is halfway out.
The usual culprits, in the order we find them. Hinges that have loosened, letting the door drop at the latch edge. A strike plate whose hole is a few millimetres off where the bolt now arrives. A timber door that has swollen with humidity and no longer sits square in its frame. Weatherstripping compressed so hard the door will not close fully without pressure. A bolt hole in the frame that was never drilled deep enough, so the bolt bottoms out before it fully extends.
All of those are fixable and none of them is expensive. What is expensive is discovering them after buying hardware. Our standard test is deliberately simple: with the door closed, throw the deadbolt by hand. It should move with one finger, smoothly, all the way. If it needs a thumb and a grunt, the door gets sorted out first — that is not an upsell, it is the difference between a lock that works for years and one that gets ripped off in six months.
Two dimensions also have to match before anything is ordered: the backset, which is the distance from the door edge to the centre of the hole, and the bore diameter. Get either wrong and the hardware does not fit the door you own.
Batteries: resting voltage lies
Electronic locks almost always die from power, and the way they die confuses people.
A battery has a voltage sitting still and a lower voltage while something is drawing hard from it. Driving a bolt is the hardest thing a smart lock ever does. So a set of cells can read perfectly healthy on a meter, or show a full icon in an app, and still sag below the level the motor needs the moment it tries to move the bolt. That is why a lock can beep, flash, chirp, and refuse to turn while everything says the batteries are fine. What you are seeing is voltage under load, not voltage at rest.
Practical rules that follow from that. Replace all cells at once, never mix old and new, and never mix brands or chemistries in one compartment — the weakest cell sets the behaviour of the whole set. Alkaline cells lose capacity in cold and lithium cells hold up better, though heat is the bigger enemy in this climate and both suffer in a sun-facing door. And treat the first sluggish cycle as the warning it is; a lock that hesitates today will refuse next week.
The other half of the same problem is friction. The same batteries that last a year on a well-aligned door last a season on a dragging one, because every single cycle is drawing far more current than it should. Battery life is a door-alignment measurement in disguise.
Mechanical override, and the day everything is flat
Ask about this before you buy, because manufacturers vary enormously. Some keypad and smart locks keep a conventional key cylinder as a backup. Some have external contacts where a nine-volt battery held against them gives just enough power to open the door. Some have neither, and if the batteries die while you are outside, your options are unpleasant.
For a primary residence we generally recommend keeping a keyed override, and keeping a physical key somewhere sensible that is not inside the house it opens. For a rental unit the calculation changes — a keyed cylinder is another thing a guest can lose, and a manager with remote access can usually solve a flat lock faster than a key can be located. Either choice is defensible. Not knowing which one you have is not.
Retrofit or replace
Two ways to end up with a smart lock, and they are not equal.
A retrofit unit mounts on the inside of the door and turns the thumbturn of the deadbolt you already own. The outside of the door does not change at all — same cylinder, same key, same appearance. It is quick, it is reversible, and it is the right answer when the existing deadbolt is good, when a building or association has rules about the exterior appearance of doors, or when you want to keep an existing key system intact. Its limitation is that it inherits every mechanical flaw of the lock it is bolted to.
A full replacement swaps the entire deadbolt for a purpose-built electronic one. That gets you a keypad on the outside, better integration and generally a better-matched motor and bolt. It changes the look of the door, and it needs the bore and backset to suit.
For condo and apartment doors, check the rules before ordering anything. Many buildings care a great deal about what the corridor side of a door looks like, and a retrofit is often the path of least resistance.
What salt air does to an electronic lock
Coastal hardware fails in a specific order and it is worth recognising the early stages.
First the finish goes. Plated and painted surfaces on a door facing the water develop a chalky bloom, then pitting, then bubbling as corrosion works under the coating. This is cosmetic at first and it is also a timer: once the coating is broken, salt reaches the metal underneath continuously.
Then the moving parts. Salt crystallises in the gaps around a keypad's buttons and in the bolt housing, and the effect is abrasive as well as corrosive. Keypads develop dead or sticky digits. Bolts start dragging in their housings. Battery contacts inside the lock grow a fine grey film that raises resistance exactly where you least want it.
What actually helps: hardware rated for coastal or marine exposure rather than the standard interior-grade version of the same model; a door that is genuinely sheltered rather than nominally sheltered; a rinse with fresh water and a dry cloth on exposed hardware a few times a season; and opening the battery compartment periodically to check the contacts. On a west-facing door that takes both salt and afternoon sun, expect to replace hardware more often than the marketing photographs suggest — that is the coast, not the brand.
Codes are a habit, not a feature
The hardware is the easy part. The part that decays is the list of who can get in.
A keypad solves the problem of handing metal to people and quietly creates a new one: a code, once given, has no idea it was meant to be temporary. Cleaners share it with a colleague. A contractor writes it on a job sheet. A code issued for one weekend three summers ago still opens the door because nobody removed it.
Good practice is unglamorous. Give every recurring person their own code rather than a shared one, so a code can be retired without disturbing anyone else. Give guests and one-off visitors codes that expire, if the lock supports it, and delete them yourself if it does not. Never use the last four digits of a phone number, an address number, or a birth year. And review the whole list at the start of each season — every lock we install leaves with the owner knowing how to do exactly that, because a lock nobody can administer becomes a lock nobody trusts.
What a proper installation includes
Fitting the lock is perhaps a quarter of the visit. The rest is what makes it last.
We check the door before anything is unwrapped: hinge condition, square in the frame, weatherstrip compression, strike alignment, bolt hole depth, backset and bore. We correct what needs correcting. We fit the hardware to the manufacturer's torque and orientation rather than to whatever feels tight. We run the bolt repeatedly and watch the door under real closing conditions, not just standing open. We set up the radio or hub connection where the lock is actually mounted, so a signal that is fine in the hallway is not mistaken for a signal that is fine at the door. Then we program the initial codes with you, show you how to add and remove them, show you the override, and note the battery type on the way out.
You should be able to run the lock yourself the day after we leave. If you cannot, we have not finished.
What to have ready when you call
Whether the door is timber, fibreglass or metal, and whether it faces the water. Whether you already have a deadbolt and roughly how old it is. Whether the deadbolt throws freely with the door shut. What you are trying to achieve — no keys, remote access, or a log of entries. Whether a building or association has rules about door hardware. And whether you have a hub, a smart speaker system, or nothing at all.
That is enough for us to recommend a category and a rough approach on the phone rather than guessing on the driveway. Licensed and insured, and reachable at any hour.
